My wife and I are building a new home and have come across a design issue and were looking for insight/suggestions.
The issue relates to the main deck, which exits from the living room. The deck is fully covered from above. The deck also is built over a portion of the 1st floor living area. From what we understand, this is what causes the issue. Since the deck is laid over living space below, the need for sleepers increases the height of the overall framing and therefore will cause a step up when exiting to the deck from the living room. We have been told the step up will be about 3 to 4 inches- ultimately they hope it will be flush with the sill of the sliding door.
In an ideal world- we would like to set the door frame lower and have the deck and interior flooring to be flush. Essentially, creating a low profile sill and making the space blend into one (without a step up or down).
An illustration for reference is attached.
We are looking for suggestions or resolutions to make this space more user friendly and more inline with our vision. Any insight would be greatly appreciated.
