Dwellness Home Warranty Plans and Coverage

Dwellness Home Warranty has three plans available for existing homeowners: Essential, Enhanced, and Premium. These renewable plans are available in one-year increments and can be purchased for numerous property types, such as a single-family home, townhome, mobile home, and duplex.

Dwellness Home Warranty’s Essential Plan provides coverage for 16 different home systems, appliances, and services like re-key and pest control. The Enhanced Plan extends coverage to a few more items not covered under the Essential Plan, like malfunctions emanating from mismatched systems, improper installation, repairs, and modification. The Premium Plan is the ultimate level of protection that includes everything under the previous two plans, along with added features such as HVAC maintenance, plumbing maintenance, and 24-hour service.

*Trade service fee buydown option: Purchasing this add-on feature will reduce the standard service fee from $75 to $25. This new rate applies to claims for all systems, appliances, and services, except pest control coverage. This is a good value if you think you wouldn’t have more than two service calls in a year, but it may end up being a negligible value.

Coverage Exclusions

Prior to purchasing a home warranty contract, it’s important to know what the plan won’t cover. Every policy has component exclusions targeted toward covered items, and any damage to these will not be paid for by the home warranty company. Dwellness Home Warranty’s exclusions are available in detail within the sample contract.

Dwellness Home Warranty covers faucets, showerheads, shower arms, garbage disposals, gate valves, waste and stop valves, toilet tanks, bowls, and wax ring seals. Some components excluded from plumbing system coverage include fixtures, bathtubs, sinks, shower enclosures and base pans, caulking and grouting, filters, and septic tanks.

Dwellness Home Warranty covers all of the critical systems responsible for the operation of your dishwasher, range, oven, cooktop, built-in microwave, trash compactor, and kitchen exhaust fan. However, oven racks, rollers, baskets, handles, dials, knobs, shelves, and meat probe assemblies are barred from coverage.

You may contact a locksmith to rekey up to four keyholes and make two copies of the new key. Rekey services for duplexes, triplexes, and fourplexes are not covered.

The only pest treatments covered by Dwellness Home Warranty are for ants, roaches, crickets, spiders, silverfish, millipedes, centipedes, pillbugs, ground beetles, earwigs, clover mites, and sowbugs. When you make a pest control claim, a $75 service fee will be applied, even if you purchase the Trade Service Fee Buydown Option.

Dwellness Home Warranty has a few other coverage exclusions. The company will only cover malfunctions due to normal wear and tear that occurred during the contract term, so if your dryer broke down before signing up for the plan, it will not be covered.

The home warranty provider will also not cover:

  • Items damaged by mold, rot, mildew, or fungus
  • Malfunctions due to insufficient maintenance, rust, corrosion, or sediment
  • Malfunctions resulting from misuse or abuse of an item, or damages caused by fire, smoke, flood, lightning, earthquake, storms, accidents, cosmetic defects, infestation, war, or manufacturer’s recall
  • Secondary damages resulting from the failure of a covered item
  • Electronic systems, computerized systems, remote energy management systems, and solar-powered systems and related components

To be eligible for coverage, all appliances and systems must be located within the main foundation of the home or garage, except for your AC unit, pressure regulator, exterior well pump, water heaters, waste/stop valves, pool and spa equipment, sewage ejector pump, and outdoor septic tank system equipment.

Buying an annual plan is cheaper than its monthly alternative—paying the full amount when purchasing the Essential Plan will save you $31.24, while you can save $24 by making a lump-sum payment with the two other plans.

Remember that these are just base prices. Most people will include at least one or two add-ons to their plans, which can increase the final price. Service Fees

Dwellness Home Warranty requires that you pay $75 for each trade request you file with them. If, for example, you request a plumber and an electrician for the repair of your appliance, you’ll have to pay the service fee twice since they’re two different trades. This fee is due regardless of whether or not your repair is eligible for coverage or if you cancel the appointment.

For an additional $100, you can lower the service fee from $75 to $25 by purchasing the Trade Service Fee Buydown Option. Consider purchasing this upgrade if you see yourself requesting service at least three times per year. If you only file a claim once, you’re better off paying the one-time service fee of $75.

How to Make a Claim with Dwellness Home Warranty

If a covered system or appliance stops working, Dwellness Home Warranty gives you three ways to file a claim. You can either call them on the phone, email them, or reach out online.

Upon processing your claim, Dwellness Home Warranty will either assign an in-house contractor or a licensed, independent contractor to your case within three business hours, or 48 hours for requests that are placed on weekends or holidays.

The assigned technician will contact you to set up an appointment for diagnosis and repair.

If you have an emergency, you can still make service calls, as long as your issue falls under one of the following categories:

  • Loss of heating or cooling
  • Loss of plumbing
  • Significant loss of electricity
  • A situation that renders the house uninhabitable

Dwellness Home Warranty will ensure that emergency requests are met within 24 hours after a claim is filed. If the company cannot complete the request within three days, it will send you a report that lists all the required repairs and the main reasons for the delay in completion.

Dwellness Home Warranty offers more than two plans for homeowners to choose from. If you purchase one of the advanced plans, you can unlock coverage for breakdowns due to poor maintenance, improper repair, modifications, and mismatched systems. However, the plan prices aren’t the cheapest.

One of the biggest drawbacks of Dwellness Home Warranty is that coverage for crucial items, like a refrigerator, is only available as an add-on for $50 extra. Coverage for washers and dryers isn’t available in Dwellness Home Warranty’s most basic plan, either.
