Optional Add-Ons

You can also opt into getting additional coverage with an added monthly fee. Here are the add-on options you can choose from:

  • Appliances: Second refrigerator, stand-alone freezer, central vacuum, refrigerator ice maker
  • Systems: Septic system, lawn sprinkler system
  • Pump: Well pump, sump pump
  • Pool: Pool/spa equipment
  • Additional: Plumbing fixtures, lighting fixtures, switches, outlets

Getting coverage on your extra items can add significant value to your home warranty plan. For example, if you have a pool, you don’t want to miss out on protecting the related equipment if they fail. Since standard plans don’t cover items like stand-alone freezers, getting additional coverage can be important for quick repairs on that extra freezer you keep in the garage before any of its contents go bad.

Coverage Exclusions

In order for your systems and appliances to be covered on any Select Home Warranty plans, they must be in working order without any pre-existing conditions at the plan’s effective date. There are a handful of exclusions such as:

  • Solar or tankless water heaters
  • Water softeners
  • Solar heating systems
  • Geothermal heat pumps
  • Improperly installed ductwork
  • Window air conditioners
  • Humidifiers

Select Home Warranty plans have specific limits to repairs and replacements for different types of equipment. For example, heating and cooling systems have an allowance or coverage limit of up to $2,000. Appliances, plumbing, and electrical can be repaired or replaced up to $500, and the additional coverage options are generally limited at $400.

Select Home Warranty Pricing

Select Home Warranty Reviews

Select Home Warranty is not accredited by the Better Business Bureau (BBB) and holds a B rating with the organization. Though some Select Home Warranty reviews are negative, there are other customers who think otherwise.

We found several complaints about the customer service hotline. On the other hand, a few customers praised agents for being knowledgeable and helpful.

Here is a sample Select Home Warranty review from the BBB:

“Even though [my] garage door did not need service after all I was pleasantly pleased and appreciative of the prompt and courteous service I received as a new and first time caller/customer.” – Diane G. on April 23, 2021

“Great service, professional, communicative and problem solvers handled the service promptly.” – Ehab A. on June 3, 2021

We also received feedback from two This Old House readers who stated they had negative experiences with Select:

“A few days ago, my AC unit started having issues, pulling too much voltage and tripping the breaker. The contractor they sent out…went through the process of evaluating different components and determined that he believed there was an issue with the compression, because the unit fan and compressor should be activated together, and the fan was coming on first, on a delay, and the compressor would come on moments later. After consulting with the contractor and looking at the pictures of the unit that I sent them, [Select Home Warranty] denied the claim because they said it was ‘an electrical failure.’” – Crista R. on May 24, 2022

“On July 23rd, the blower motor in my HVAC unit failed. It has been 8 weeks since that failure and I have had nothing but a runaround from this company. They were told what part failed and the part number for a replacement unit. On August 13th, I received an item from US Motors. A technician came out to install the motor but it was the incorrect part both mechanically and electrically. They sent two return labels, both of which were not the correct returns. I have sent them pictures of the defective unit and the item that I received and they are clearly two different motors. Today is September 16th. I still have not received the correct part, the incorrect part is still sitting in my garage and I am getting nowhere with this company in getting my unit repaired.” – Ed on September 16, 2021

Our Conclusion

Based on our Select Home Warranty review, we scored the company an 89/100. Some of the company’s best features include free roof coverage, seasonal promotions, budget-friendly pricing, and distinct systems & appliances plans.

If you are comparing the prices of multiple companies, we recommend getting free quotes from American Home Shield and Choice Home Warranty.

Our Rating Methodology

The This Old House Reviews Team is committed to providing comprehensive and unbiased reviews to our readers, and we aim to provide transparency in our review standards and research process.

Our research process includes speaking with representatives from more than 40 home warranty providers, requesting quotes, and asking clarifying questions to gain insight into each provider’s benefits and downsides. We also analyze sample contracts from each company to understand specific coverage terms.

To rate companies, we apply the data we have gathered to our review standards. These standards are on a 100-point scoring system, which is detailed below:

  • Coverage (35 points): Providers are scored based on breadth and depth of coverage. We focused on key home systems (HVAC, plumbing, and electrical), essential appliances (refrigerator, ovens, and laundry machines), and unique coverage items (such as roof-leak coverage and code violation allowances). Coverage scores are weighted by taking into account coverage caps and other limiting factors, meaning providers with greater range of coverage and higher coverage caps score the highest.
  • Value (30 points): A company’s plan value is a reflection of how well it serves the customer in comparison to what the customer pays for the policy. We accounted for monthly costs, service call fees, and cost flexibility (such as customizable service call fees, discounts, and multi-year policies).
  • Trustworthiness and Transparency (21 points): Trustworthiness and transparency are a reflection of how well the provider considers the customer’s interests. We scored items such as the length of workmanship guarantees, online availability of a sample contract, policy change flexibility, and ease of cancellation. Additionally, we scored items that reflect industry reputation and customer satisfaction, including analyzing brand reputation across the Better Business Bureau and third-party customer review aggregators.
  • Availability and Service (14 points): Quality of customer service is key to customer satisfaction. We dug into each provider’s guaranteed response times, claims processes, service flexibility, emergency availability, and more.
