Optional Add-Ons

You can also opt into getting additional coverage with an added monthly fee. Here are the add-on options you can choose from:

  • Appliances: Second refrigerator, stand-alone freezer, central vacuum, refrigerator ice maker
  • Systems: Septic system, lawn sprinkler system
  • Pump: Well pump, sump pump
  • Pool: Pool/spa equipment
  • Additional: Plumbing fixtures, lighting fixtures, switches, outlets

Getting coverage on your extra items can add significant value to your home warranty plan. For example, if you have a pool, you don’t want to miss out on protecting the related equipment if they fail. Since standard plans don’t cover items like stand-alone freezers, getting additional coverage can be important for quick repairs on that extra freezer you keep in the garage before any of its contents go bad.

Coverage Exclusions

In order for your systems and appliances to be covered on any Select Home Warranty plans, they must be in working order without any pre-existing conditions at the plan’s effective date. There are a handful of exclusions such as:

  • Solar or tankless water heaters
  • Water softeners
  • Solar heating systems
  • Geothermal heat pumps
  • Improperly installed ductwork
  • Window air conditioners
  • Humidifiers

Select Home Warranty plans have specific limits to repairs and replacements for different types of equipment. For example, heating and cooling systems have an allowance or coverage limit of up to $2,000. Appliances, plumbing, and electrical can be repaired or replaced up to $500, and the additional coverage options are generally limited at $400.

Select Home Warranty Reviews

Select Home Warranty is not accredited by the Better Business Bureau (BBB) and holds a B rating with the organization. Though some Select Home Warranty reviews are negative, there are other customers who think otherwise.

We found several complaints about the customer service hotline. On the other hand, a few customers praised agents for being knowledgeable and helpful.

Here is a sample Select Home Warranty review from the BBB:

“Even though [my] garage door did not need service after all I was pleasantly pleased and appreciative of the prompt and courteous service I received as a new and first time caller/customer.” - Diane G. on April 23, 2021

“Great service, professional, communicative and problem solvers handled the service promptly.” - Ehab A. on June 3, 2021

We also received feedback from two This Old House readers who stated they had negative experiences with Select:

“I opened a case with Select Home Warranty to fix an appliance at home. They never addressed my claim. They had billed more than $1,050 on a three-year service commitment with them. The issue has still not been resolved, and it’s been over six months. They told me verbally they will refund $100 (after a manager told me ~$535 in an earlier discussion). That doesn’t mean much for the time I spent and the agony they put me through.” - BB on June 30, 2021

“On July 23rd, the blower motor in my HVAC unit failed. It has been 8 weeks since that failure and I have had nothing but a runaround from this company. They were told what part failed and the part number for a replacement unit. On August 13th, I received an item from US Motors. A technician came out to install the motor but it was the incorrect part both mechanically and electrically. They sent two return labels, both of which were not the correct returns. I have sent them pictures of the defective unit and the item that I received and they are clearly two different motors. Today is September 16th. I still have not received the correct part, the incorrect part is still sitting in my garage and I am getting nowhere with this company in getting my unit repaired.” - Ed on September 16, 2021

Our Score Breakdown for Select Home Warranty

Frequently Asked Questions about Select Home Warranty

What is covered under Select’s free roof coverage?

Roof coverage applies to leaks only and does not extend to patios. The terms and conditions define several other exclusions. Gutters, chimneys, and downspouts are not covered. If a partial or full roof replacement is needed, Select will also not cover the repair. Select will not repair metal roofs or replace shingles, either.

How does Select Home Warranty work?

Home warranty coverage begins 30 days after you sign your contract. If a covered item breaks down after 30 days, you can file a claim online or submit a claim over the phone with Select’s 24-hour customer service team. Once your claim is approved, Select will send an approved technician to your home to address the issue. When the technician arrives, you’ll be required to pay the service call fee.

In some cases, a repair can be made on the spot. However, if a replacement is necessary, the technician will have to reschedule a time to come back out and complete the replacement.

What is the service call fee for Select Home Warranty?

Select requires a $60–$75 trade service call fee depending on where you live. You are responsible for paying the fee as soon as the technician is dispatched. If you do not provide access to your home and the technician must come back, you must pay a service fee for each trip to your home. You cannot make a service call unless your service call fee balance has been paid in full.

How do you file a claim with Select Home Warranty?

With Select Home Warranty, you can file a claim over the phone or submit a claim online. After you submit a claim, Select Home Warranty will schedule a time for a technician to come out and resolve your issue. If your claim is not an emergency, the technician will repair or replace the item within 48 hours or within four days on weekends and holidays. After making a call, Select advises that you shut down your appliance or system to prevent further damage.

Will my Select Home Warranty cover items under manufacturer warranty?

No. Any items or systems under a current manufacturer’s warranty will not be covered by Select—only by their current warranty.

What is covered under warranty with my air conditioning unit?

Your air conditioning unit on your home’s primary floor. Wall and window air conditioning units are excluded. Via Select’s terms and conditions, Freon, geothermal systems, air filtration systems, humidifiers, condensation leaks, and mismatched systems are not covered by your Select Home Warranty.

How can I cancel my Select Home Warranty?

You are free to cancel at any time within the first 30 days for a full refund. If you decide to cancel after 30 days, you will receive a refund prorated to the full year price. You will have to pay a $75 cancellation fee.

Will Select Home Warranty haul my old or broken appliances away?

Select does not offer services to haul your old equipment away. However, many technicians or service providers will often offer this service for a slight upcharge.
