Workmanship Guarantee: 30 days

  •  Extends higher coverage limits than most competitors, including up to $4,000 for appliances
  •  Covers undetectable preexisting conditions, rust, and corrosion

Keep in Mind

  • Rates may fluctuate more than with some competitors
  • Charges higher service call fee rates, with two options of $100 or $125

Our Review

American Home Shield is the only provider on this list that offers comprehensive coverage of preexisting conditions, or issues you didn’t notice before enrolling in coverage, including rust, corrosion, and sediment damage. This is a rare feature that could help you save on repairs, and every other company on our list excludes these damages. American Home Shield also offers three plans that include home systems coverage, each with $5,000 limits on your HVAC system. This is a benefit for Michigan homeowners worried about the impact of seasonal weather on their heating and cooling systems.

While the ShieldSilver and ShieldGold plans are more affordable, the highest-tier ShieldPlatinum plan is more pricey. However, it includes appliance and system coverage with roof leak repairs, one free HVAC tune-up, unlimited AC refrigerant, and code violations and permits.

Plan Details and Cost

Below is an overview of American Home Shield’s plans:

  • ShieldSilver ($40 per month): The lowest plan includes 14 home systems, including HVAC, electrical, and plumbing.
  • ShieldGold  ($60 per month): The next plan offers comprehensive protection, covering 14 systems and nine major appliances, including laundry appliances, ovens, and refrigerators.
  • ShieldPlatinum ($90 per month): The highest comprehensive plan tier includes ShieldGold protection plus added benefits, including a free HVAC tune-up and roof leak coverage

When we reviewed the American Home Shield sample contract, we found that its ShieldSilver and ShieldGold plans each include $2,000 in appliance coverage, while ShieldPlatinum increases that limit to $4,000. All three plans offer the same system coverage limits, which we outlined above. You can also choose between a $100 or $125 service call fee. Selecting the higher fee lowers your monthly premium, while the lower fee results in higher monthly costs.

American Home Shield also offers six optional add-ons ranging from $3–$24 per month. Coverage limits vary by add-on and typically range from $500–$3,000 depending on the item. One standout feature is the company’s roof leak coverage, a popular add-on option in Michigan. The company includes up to $1,000 in protection, which is double the $500 limit many competing providers offer.

Here’s a sample of the add-ons offered by American Home Shield:

  • Electronics protection plan
  • Guest unit
  • Pool and spa
  • Roof leak repair
  • Well pump

Best Basic Plan Coverage

Choice Home Warranty

4.7
Overall Score
Monthly Cost: $60–$67
Service Fee: $100
Workmanship Guarantee: 90 days on parts, 60 days on labor

Coverage Overview

  • Guarantees to reach out to service providers within four hours after a claim is submitted
  • Offers affordable comprehensive coverage for less than $70 per month
  • Features 10 add-on coverage options

Keep in Mind

  • Excludes some key systems and appliances from its lowest plan
  • Only offers two combination plans without options for systems-only or appliance-only coverage

Our Review

Choice Home Warranty offers some of the best rates for comprehensive coverage in the industry, giving the company an edge over the competition. The company’s rates are also consistent across the country, based on our quote process, so if you move to a different city in Michigan or even to a different state, you shouldn’t encounter major price hikes. One of Choice’s best features is its guarantee that it will reach out to service providers within just four hours of when you submit a claim. The industry average is 24–48 hours, making Choice a good option for homeowners who value quick service.

However, its lowest plan, the Basic Plan, doesn’t include some essential items, including refrigerators or laundry appliances. If you need coverage for these items, you must move to the Total Plan.

Plan Details and Cost

Choice Home Warranty offers two plan options:

  • Basic Plan ($64 per month): The company’s entry-level combination plan covers eight major home systems and six appliances, including water heaters, ovens, and garbage disposals.
  • Total Plan ($72 per month): This upgraded plan expands coverage to nine systems and nine appliances by adding items like air conditioners, refrigerators, and clothes washers and dryers.

When we reviewed a Choice Home Warranty sample contract, we found that the company excludes coverage for both known and unknown preexisting conditions. This is an important consideration if your Michigan home has aging systems or older appliances. Choice also applies a standard $3,000 limit to all covered systems and appliances and charges a fixed $100 service call fee without customizable options.

Choice offers 10 optional add-ons, providing more flexibility than some competitors like American Home Shield. These add-ons range from $3–$15 per month, with coverage limits typically ranging from $250–$500 depending on the item. The company also includes roof leak protection with a $500 coverage limit, which is lower than the $1,000 limit offered by providers like American Home Shield and First American Home Warranty.

Some of Choice Home Warranty’s available add-ons include:

  • Central vacuum
  • Limited roof leak coverage
  • Second refrigerator
  • Septic system
  • Stand-alone freezer
Best for High-End Items

First American Home Warranty

4.6
Overall Score
Monthly Cost: $80–$133
Service Fee: $100–$125
Workmanship Guarantee: 30 days

Coverage Overview

  • No pre-set coverage caps for home systems, based on our review of a sample contract
  • Offers three plans that cover essential home systems such as plumbing and electrical
  • Replaces items for free if a repair isn’t possible

Keep in Mind

  • Doesn’t offer appliance-only or system-only plans
  • May charge higher prices than other companies on our list

Our Review

First American Home Warranty has plenty of perks, but what really sets it apart is its coverage limits. First American covers up to $3,500 per appliance on its basic protection plans, which increases to $7,000 if you purchase the Premium Plan. This limit is higher than other providers on our list. With such high limits, customers can have peace of mind that they won’t have to dig into their own pockets for unexpected repair costs, even for luxury appliances. However, the company doesn’t have any pre-set coverage limits for most home systems, which essentially means as long as the item is covered, the company will fix it no matter the cost.

One downside is that First American’s plan options include a mix of major appliances and home systems, so you can’t just cover one or the other. You also have to upgrade to the Essential Plan to cover basic items, such as air conditioning units, washers, and dryers, which could end up costing you a lot more in the long run because of higher monthly pricing.

Plan Details and Cost

First American Home Warranty offers three coverage plans:

  • Starter Plan ($66 per month): The most affordable comprehensive option covers eight appliances and four systems, including built-in microwaves, plumbing stoppages, and heating systems.
  • Essential Plan ($88 per month): This mid-tier plan expands protection to 11 appliances and six systems , including air conditioning, laundry appliances, and water heaters.
  • Premium Plan ($117 per month): The highest-tier plan covers 11 appliances and eight systems, including faucets, instant hot water dispensers, and luxury appliances.

According to the First American Home Warranty sample contract, the Starter and Essential plans each provide $3,500 in appliance coverage, while the Premium Plan raises that limit to $7,000. Most covered systems come with unlimited coverage caps, except for water heaters under the Essential Plan, which are limited to $1,000. This limit does not apply to the Premium Plan. First American also lets you choose between a $100 or $125 service call fee, with monthly pricing adjusted accordingly.

The company offers 12 optional add-ons, which is about average for the home warranty industry. Add-on pricing ranges from $2–$21 per month, which is generally lower than competitors like American Home Shield. Coverage limits for these add-ons typically range from $500–$2,500. First American also includes $1,000 in roof leak coverage at no additional cost with its Premium Plan. In addition, the company’s First American Advantage upgrade comes included with the Essential and Premium plans, though it is unavailable with the Starter Plan.

Some of First American Home Warranty’s available add-ons include:

  • Additional refrigeration
  • Central air conditioning (Starter Plan only)
  • Limited roof leak coverage
  • Pool and spa equipment
  • Septic tank system and pumping
Best Technician Flexibility

AFC Home Warranty

4.6
Overall Score
Monthly Cost: $43–$82
Service Fee: $75–$125
Workmanship Guarantee: Plan lifetime

Coverage Overview

  • You can choose your own technician for repairs
  • Charges lower service fees than most competitors, with options for $75–$125
  • Features the longest workmanship guarantee in the industry that lasts the length of your plan

Keep in Mind

  • Doesn’t cover unknown preexisting conditions
  • Rates varied depending on when our team requested a quote

Our Review

AFC Home Warranty offers several perks that competitors don’t always match, including a lifetime workmanship guarantee and letting customers choose their own technician. While these features may not seem as important as a low monthly rate or high coverage limits, they can add value to your plan. With a lifetime workmanship guarantee, customers pay one service fee deductible, and if the same malfunction happens again during their contract term, AFC Home Warranty will fix it for free. Also, choosing your own technician means you can pick a local contractor you trust instead of the company providing you with one from its network.

However, AFC Home Warranty’s prices vary by location—and can also vary based on when you get a quote. In just a 24-hour period, we received two different quotes for the same address. One ranged from $45–$84, while the other ranged from $42–$80.

Plan Details and Cost

Here’s a breakdown of AFC Home Warranty’s available plan options in Michigan:

  • Silver Plan (call for a quote): This appliance-only plan covers nine major appliances, including kitchen appliances and garage door openers.
  • Gold Plan ($44 per month): This mid-tier combination plan covers nine appliances and six home systems, including air conditioners, ductwork, and water heaters.
  • Platinum Plan ($51 per month): This plan expands coverage to 19 home items by adding protection for plumbing stoppages, faucets, and refrigerator ice makers.
  • Diamond Plan ($82 per month): The company’s highest-tier option covers 22 items, including electronics, exterior sewer lines, and exterior water lines.

Based on our review of an AFC Home Warranty sample contract, coverage limits vary by appliance and system. Appliance coverage ranges from $150–$3,000, while most systems, excluding heating, cooling, and water heaters, with unlimited coverage, have caps between $150 and $500. These system limits are lower than those offered by many competing providers. AFC Home Warranty also offers flexible service call fees ranging from $75–$125. The $75 option is lower than many competitors, while the $125 fee aligns with higher-end service call rates from companies like American Home Shield and First American Home Warranty.

AFC Home Warranty offers eight optional add-ons, fewer than many competitors offer. Unlike most home warranty companies, which list add-on pricing monthly, AFC Home Warranty prices its add-ons annually, though monthly equivalents are shown during the online quote process. Annual add-on pricing ranges from $25–$150. The company also includes roof leak coverage with every plan at no extra cost, though coverage is capped at $250, the lowest limit among providers in this review.

Some of AFC Home Warranty’s optional add-on coverage options include:

  • Electronics
  • Roof leak coverage
  • Septic system
  • Stand-alone freezer
  • Well pump

Our Experience Filing Claims With Michigan Home Warranty Providers

In addition to gaining insights from third-party sites and customer reviews, we purchased real home warranty policies and filed claims with some of our featured Michigan providers to better understand customer experiences. Our team tested two key parts of the process: signing up for a plan and filing service claims. Below is an overview of our experiences with American Home Shield and First American Home Warranty.

Testing American Home Shield

During the sign-up call, our tester found the process straightforward and efficient, with little hold time and clear explanations about pricing, waiting periods, and service call fees. However, some important coverage details, including system-specific coverage caps and immediate access to the contract, were only clarified after our tester asked additional questions.

We also tested the company’s claims process by submitting an online claim for a leaky bathroom pipe through American Home Shield’s customer portal. Our tester received confirmation by text and email almost immediately, and a service technician reached out within an hour to schedule a repair appointment for the next day. The repair took about two hours to complete, and our tester paid only the standard service call fee.

Testing First American Home Warranty

Our tester described the First American Home Warranty sign-up experience as smooth and informative, with short wait times and a friendly representative who clearly explained plan coverage, waiting periods, and enrollment details. Overall, our tester felt confident about what the plan included before ending the call.

To test the claims process, another team member submitted an online claim for a malfunctioning garage door opener and received a text confirmation within about 30 minutes. A technician contacted our tester shortly afterward to schedule service, and the repair was completed in less than 30 minutes. Aside from the standard service call fee, our tester was charged no additional costs.

Regional Michigan Home Warranty Coverage Guide

Because Michigan’s climate ranges from snowy Upper Peninsula winters to humid summers in the southern part of the state, your home warranty needs can vary depending on where you live. Choosing a plan that matches your region’s weather conditions can help protect your home’s covered systems and appliances throughout the year.

Upper Peninsula

If you live in the Upper Peninsula, including Marquette or Sault Ste. Marie, you likely experience long, harsh winters with heavy snowfall and freezing temperatures. Consider a home warranty plan with strong coverage for heating systems, water heaters, plumbing systems, and electrical components, since these systems often work harder during extended cold weather. If your home uses a well or septic system, consider optional add-ons for well pump or septic coverage if available.

Northern Michigan

In areas like Traverse City, Petoskey, and Gaylord, cold winters and seasonal temperature swings can put extra strain on heating systems and plumbing lines. We recommend a plan that includes coverage for furnaces, plumbing, electrical, and water heaters, along with protection for major appliances like refrigerators, ovens, and washers and dryers. If you own a vacation or seasonal home, check whether the provider offers coverage for secondary properties.

West Michigan

Homeowners in Grand Rapids, Holland, and Muskegon experience humid summers and lake-effect snow during the winter. Heating and cooling systems often run year-round, making HVAC coverage especially important in this region. We also recommend coverage for plumbing and electrical systems to help protect against common wear and tear caused by seasonal weather changes.

Southeast and Central Michigan

If you live in Detroit, Ann Arbor, Lansing, Flint, or surrounding areas, your home may experience both hot summers and freezing winters, placing steady demand on HVAC systems and appliances. Look for a comprehensive home warranty plan that covers both key systems and appliances. Older homes common throughout this region may especially benefit from coverage for aging electrical systems, water heaters, and kitchen appliances.

FAQs About Home Warranties in Michigan

How much is a home warranty in Michigan?

A home warranty policy in Michigan will typically range from $45–$86. The average plan costs $66 per month. Note that your rate can vary based on your selected coverage and location.

Is a home warranty a tax write-off?

Not usually. However, you may be able to deduct some or all of your home warranty costs if you own a rental property. If you purchase a home warranty for your rental property, it’s considered an operating expense.

What should I look for in a Michigan home warranty plan?

When shopping for a home warranty plan in Michigan, it is important to look at both the monthly cost and the coverage details. Read a service contract and pay close attention to the coverage limits for important items such as your heating system, especially considering winters in Michigan, electrical, plumbing, and more. These systems can have high repair and replacement costs, so make sure the coverage caps are sufficient enough to cover major breakdowns.

How We Evaluated Home Warranty Providers

We use our detailed rating methodology to rank Michigan home warranty providers. First, we gathered company details by reviewing coverage plans, requesting quotes, thoroughly reading sample contracts, and comparing coverage limits, exclusions, service fees, and add-on options.

To get a hands-on feel for each company’s products, we tested online quote tools, reached out to customer support teams, and surveyed 2,000 home warranty policyholders nationwide to learn more about their experiences. We’ve also signed up for home warranty plans with 11 leading providers over a two-year span to directly experience the enrollment and claims processes ourselves.

We use this information to score each provider in six comparison categories that we think are most important when choosing a home warranty. We rate each provider across 23 factors within those categories. Each factor is assigned a point value based on its importance to a homeowner, totaling 100 points. We convert the final scores to a 5-star rating.

  • Coverage (35%): This category looks at how comprehensive each provider’s coverage is, including whether it covers unique items. Companies that cover the most items and have higher annual limits received the highest scores. We docked points from providers that impose long waiting periods or have depreciation policies that decrease your payouts for aging items.
  • Cost (20%): We looked at average monthly prices and service call fees. We gave the most points to companies offering pricing at or below the industry average that don’t impose any surcharges or extra fees.
  • Trustworthiness (15%): To gauge reputation and reliability, we reviewed customer ratings across sites such as the Better Business Bureau and Trustpilot, as well as companies’ responses to complaints. We also checked for National Home Service Contract Association (NHSCA) membership. Providers with the highest ratings and longest workmanship guarantees received higher scores. We deducted points for any ongoing legal issues.
  • Plan transparency (10%): We read terms, policies, and disclosures in provided contracts and on each company’s website. Providers with transparent contract details and policies received more points.
  • Customer support (10%): Companies with multiple claims filing options, fast response times, and accessible customer support scored well in this category.
  • Flexibility (10%): We awarded more points to providers offering more plan options, larger add-on catalogs, the ability to choose your own technician, and customer-friendly cancellation policies.
