Our Reviews of Top Providers in Illinois

Below, you’ll find detailed information about the top four home warranty providers we reviewed for Illinois. Our research focused heavily on HVAC coverage because of the state’s cold winters, as well as affordability.

Best for Comprehensive Coverage

American Home Shield

4.9
Overall Score
Monthly Cost $28–$104
Service Fee $100–$125
Workmanship Guarantee 30 days

Coverage Overview

  • Allows you to customize your plan cost with multiple service call fee options
  • Covers items with preexisting damage, which is good for older homes
  • Provides $5,000 of HVAC coverage, which is twice the industry average

Keep in Mind

  • Has limited add-ons, restricting plan customization and coverage
  • Is the most expensive company on this list

Our Review

We chose American Home Shield as the best home warranty company for homeowners in Illinois. Unlike most home warranty providers, it covers preexisting conditions, which includes damage or wear present before you start your policy. This is a big plus if you have an older home or aging appliances and systems.

We also like American Home Shield’s high HVAC coverage caps of $5,000 per term. A coverage cap is the maximum amount your provider will pay for repairs during your plan term, and comparatively, most companies only offer $3,000 of HVAC coverage or less. For Illinois homeowners, this generous limit decreases the likelihood you’ll have to pay out of pocket if your heating system breaks down. Plus, American Home Shield has no outlined coverage limits on most other systems, and the company offers free roof-leak coverage.

American Home Shield does have some downsides. It doesn’t offer an appliance-only plan, so if you only want coverage for your appliances, we recommend another provider like Liberty Home Guard. American Home Shield is one of the most expensive providers on our list, with steep service call fees of $100–$125. A service call fee is the amount you pay when a repair person visits your home. Many other providers offer service fees as low as $75.

Best Basic Plan Coverage

Choice Home Warranty

4.7
Overall Score
Monthly Cost $59–$67
Service Fee $100
Workmanship Guarantee 30 days

Coverage Overview

  • Has coverage caps of $3,000 for most covered items
  • Offers basic coverage at a reasonable price
  • Will schedule free follow-up repairs if your issue reoccurs within 30 days

Keep in Mind

  • Doesn’t cover air conditioning in its base plan
  • Is named in an ongoing lawsuit with the Arizona Attorney General’s Office

Our Review

We like Choice Home Warranty for a few reasons. For one, the company offers a lot of value for the money. Its most expensive plan is less than $70 per month, almost half the price of higher-tier plans with other providers. For this price, Choice offers surprisingly comprehensive coverage with caps of $3,000 for most items, like heating systems and ductwork. This coverage limit is higher than most companies offer, despite the plan being cheaper than other home warranties.

Choice backs up its plans with a 30-day workmanship guarantee for parts and labor. Workmanship guarantees mean that if an issue reoccurs within a certain time frame of the initial repair, your provider will schedule follow-up repairs for no additional cost. However, one thing we don’t like about Choice is that its basic plan doesn’t cover several essential items, including air conditioning, laundry appliances, and refrigerators. You’ll need to upgrade to its higher-tier plan for this coverage.

Best for High-End Items

First American Home Warranty

4.6
Overall Score
Monthly Cost $87–$157
Service Fee $100–$125
Workmanship Guarantee 30 days

Coverage Overview

  • Covers damaged or improperly installed items via an add-on, which some providers don’t offer
  • Includes a $7,000 appliance coverage cap in its highest-tier plan, which is more than double the industry standard of $3,000
  • Offers unlimited coverage caps for HVAC systems, something especially helpful for Illinois’ cold winters

Keep in Mind

  • Charges high monthly premiums
  • Doesn’t have appliance- or system-only plans

Our Review

We recommend First American Home Warranty if you own items that may need expensive repairs or replacement. The company offers up to $7,000 in coverage for appliances and unlimited coverage for most systems, so you won’t have to worry about paying out of pocket if a covered breakdown happens. First American’s unlimited HVAC protection is especially helpful for Illinois homeowners worried about facing system repairs or replacements during the state’s harsh winters.

Another unique perk is the company’s First American Advantage upgrade, which covers items even if they’ve already been damaged from poor upkeep or faulty installation. This is rare in the home warranty industry, as most companies exclude preexisting damage. The main downside of First American is that it doesn’t offer system- or appliance-only plans. The company also lacks roof-leak coverage, which is an important inclusion for states like Illinois, where harsh weather can wear down roofing materials over time.

Best Customer Support

Liberty Home Guard

4.4
Overall Score
Monthly Cost $57–$68
Service Fee $65–$125
Workmanship Guarantee 365 days

Coverage Overview

  • Offers one of the largest add-on catalogs in the industry
  • Provides 24/7 live chat, which can be helpful for emergency winter repairs
  • Provides a 365-day workmanship guarantee, which is one of the longest in the industry

Keep in Mind

  • Doesn’t disclose service call fee rates until after registration
  • Has relatively low plumbing and electrical system coverage caps of $500 for monthly plans and $750 for annual plans

Our Review

Liberty Home Guard has the most add-ons of any company we’ve reviewed in the state, with a catalog of over 40 items. This includes coverage options for plumbing systems and gutter cleaning, both of which can benefit homeowners in Illinois worried about lasting impacts from winter weather. We also like Liberty’s 24/7 live chat feature, which is not only convenient, but also helpful if you have an emergency repair or question about your policy before filing a claim.

However, we’re not fans of Liberty Home Guard’s service call fee policy. The company doesn’t disclose its service call fee until after you purchase a plan, unlike providers such as American Home Shield. This practice can feel like a “gotcha” for some homeowners since they won’t know what they’re paying until they’ve signed up.

Our Experience Filing Claims

To learn more about home warranty experiences firsthand, our team members signed up for coverage and tested the claims process directly for two years in a row. Below, we highlight our claims experiences with American Home Shield and ARW Home, both of which operate in Illinois.

American Home Shield Claims Experience

One team member signed up for American Home Shield, our top pick for Illinois homeowners. After enrolling in an American Home Shield plan, our team member filed a claim for a leak in their bathroom. They used the online portal and described the process as quick and easy.

Our tester was assigned a technician within five minutes of filling a claim. The assigned technicians then reached out to set up a next-day appointment. The technician arrived ahead of schedule, repaired the leak in less than two hours, and advised our tester on how to address a mold issue caused by the leak.

ARW Home Experience

Another team member signed up with ARW Home. Shortly after signing up, they filed a claim for a broken garbage disposal. They started the claims process online, and ARW Home provided a follow-up call on the same day. Like our American Home Shield tester, our ARW Home tester reported that the online claims process was quick and straightforward.

ARW Home mentioned to our tester that the company needed to order a new garbage disposal before scheduling a service visit. It took one week for the garbage disposal to arrive. According to our tester, ARW Home scheduled an installation appointment one day before the unit arrived. Interestingly, ARW Home sourced its technician from Lowe’s service fulfillment, since the company ordered the garbage disposal from the retailer.

Our tester reported that the installation process went smoothly overall. They said the new garbage disposal had a defect from the factory, so the technician swapped that unit with another one from a local Lowe’s store. Our tester also noted that ARW Home set clear expectations for the entire claims process, like estimated timelines and who would complete the replacement.

Home Warranty Costs in Illinois

The average Illinois home warranty costs $43–$82 per month for a home warranty plan, or $508–$957 annually. Remember that the actual cost of a home warranty will depend on the provider, type of plan, location, home size, add-on choices, and other factors.

Regarding the total cost of a home warranty, remember to factor in the service call fee and the coverage caps offered by the provider. More expensive replacement costs might exceed the provider’s coverage limit, meaning an out-of-pocket expense for you.

How We Determined Home Warranty Pricing

To estimate home warranty costs in Illinois and nationwide, we analyzed nearly 4,000 quotes from 13 providers in all 50 states. Our research included sample addresses for single-family homes both above and below 5,000 square feet. In Illinois, we gathered data from both urban and rural areas, including Kampsville, Naperville, Springfield, and Wilmette. We then averaged the results to identify typical price ranges at both the state and national levels.

Survey Insights From Illinois Homeowners

Our 2026 home warranty survey gave us a closer look at how Illinois homeowners choose their plans and what matters most. Over half of the respondents (54%) said coverage was their top priority, while just 16% listed price as the most important factor. That makes sense when you consider that 49% of homeowners said they bought a warranty to protect aging systems and appliances. In fact, nearly 87% of respondents said they live in pre-owned homes, and 51% said their home is at least 20 years old or more.

Coverage Trends

  • When asked what they most wanted to protect, heating and furnace systems came out on top among 57% of survey respondents, followed by electrical systems at 16%. As for appliances, refrigerators led the way at 70%, with dishwashers, ovens, and stovetops next at 11% each.
  • Most people (78%) chose a comprehensive home warranty plan to cover both systems and appliances.
  • The most common add-ons were roof-leak coverage (35%) and extra protection for home systems (30%).

Claims Process and Satisfaction

  • Overall, Illinois homeowners had good things to say about the claims process. Around 97% said their most recent claim was approved.
  • The majority approved claims were for system repairs or replacements (70%), and 42% of those claims were resolved with a repair or a replacement.
  • Claims satisfaction was also high, with nearly 85% of homeowners saying they were either satisfied or very satisfied with the outcome of their most recent claim.

How We Collected Our Survey Data

To better understand real homeowner experiences with home warranties, we surveyed 2,000 policyholders across the U.S. in 2026. The survey included participants from all 50 U.S. states and focused on reasons for purchasing warranties, satisfaction with coverage, and experiences with claims and customer service. Additionally, we explored factors like pricing, add-on coverage choices, and homeowners’ intentions regarding policy renewals.

Advice From Homeowners

Illinois experiences intensely cold winters, so having your heating and air conditioning system break down can make your home miserable and even dangerous to live in. We spoke to a homeowner named Allison R., who emphasized the importance of regular HVAC upkeep.

“Don’t forget to change your HVAC filter regularly,” she said. “The HVAC techs recommended replacing it once every quarter, which I didn’t realize as a new homeowner, but I’ve since put a calendar reminder in my phone. This would’ve saved me the trouble of no heat in the winter.”

FAQs About Home Warranties in Illinois

What does a home warranty cover in Illinois?

A home warranty typically covers home systems, appliances, or a combination of both. For example, most plans with combination coverage include HVAC systems, plumbing, electrical, clothes washers and dryers, refrigerators, and more. Most companies also offer the option to buy add-ons for extended protection, such as roof leak coverage.

What doesn’t a home warranty?

A home warranty typically doesn’t cover damage caused by accidents, theft, vandalism, and natural disasters. Homeowners insurance often covers these types of damage. Most home warranty plans don’t cover standard maintenance either, like replacing air filters in HVAC systems. Home warranty plans also include specific exclusions on general items or item parts. For example, a plan may cover damage to your stove’s wiring but not the knobs. Exclusions vary by company and plan but typically include nonessential components.

Do home warranties actually cover repairs?

A home warranty company is legally required to cover repairs and replacements so long as your plan covers the broken item and damages as outlined in the company’s service contract. While not required products by law, most states oversee home warranty practices through insurance departments or consumer protection divisions.

What are the drawbacks of having a home warranty in Illinois?

The biggest drawback of a home warranty in Illinois is the potential for denied claims. A home warranty company can deny a claim for a number of reasons, including the discovery of preexisting issues or lack of coverage for the broken component. To make sure you fully understand your coverage, carefully and thoroughly read your home warranty contract before filing a claim. You can find sample contracts on a provider’s website with information on plans, coverage exclusions, and the general claims process.

How We Evaluated Home Warranty Providers

Below is a summary of our research methodology and scoring criteria that we used to choose Illinois’ top home warranty providers.

To get a hands-on feel for each company’s products, we tested online quote tools, reached out to customer support teams, and surveyed 2,000 home warranty policyholders nationwide to learn more about their experiences. We’ve also signed up for home warranty plans with 11 leading providers over a two-year span to directly experience the enrollment and claims processes ourselves.

Using this research, our team developed a detailed methodology to score each company on six categories: coverage (35%), cost (20%), trustworthiness (15%), plan transparency (10%), customer support (10%), and flexibility (10%).

When analyzing home warranty plans for Illinois homeowners, we considered these key factors:

  • Heating system coverage: Since Illinois has cold, harsh winters, we prioritized home warranty plans that offer good coverage for heating systems.
  • Price and trustworthiness: Home warranties are a big investment, so two of the most important rating criteria we use when looking at home warranty companies are cost and reliability. If a company has monthly premiums of $90 or more or fails to pay out claims reliably, we won’t recommend it.
  • First-hand experience submitting claims: Our team submitted claims to multiple home warranty companies, including our top pick for Illinois, American Home Shield. We did this to get a better understanding of how the claims process works and general processing times.
  • Opinions from real homeowners: Research, reading online reviews, and secret shopping help us understand home warranty companies, but nothing substitutes real, firsthand experience. Because of this, we spoke with real homeowners about their home warranty experiences. We asked how they felt about their providers and what advice they wished they had before going in. We also surveyed thousands of homeowners to get a larger-scale understanding of the home warranty user experience.
