90yo house in NJ. The small concrete patio in the back is in fair shape but the grass/earth is higher than the patio. When it rains the runoff cant make it over the grass edge. The pitch of the patio is fine. We can watch the rain creep up the small graded patio toward the foundation of the house. We have directed all down spouts away from this area but it still collects water. During heavy rains it will trickle into the basement, seeping between the floor and the wall seam.
To fix it: Do we remove the old concrete patio (which has a few cracks but pitched nicely) OR put new paver on top so the water can run off over the edge? OR Dig a moat/french drain around the patio for better draining? Our back door is not an issue since it is up 3 steps an a landing. The patio surrounds the bilco doors, which have a 3in raised base.
