white residue in boiler flue

I live in Colorado at 7600'. Ever since the boiler was installed I've noticed a white residue in the flue above the roof. This residue will run down the outside of the double wall pipe beneath the cap and eventually stains the roof white when washed away with any precipitation. The entire run of 4" flue is double wall and not more than 30'.
