Water damaged hardwood floor.

I live in a condominium apartment building which is 22 years old. Water seeped through the wall and got under the floor. Is it possible to save the floor just to repair a spot about 3 ft x 6 ft? One contractor told me that he can do it, four others said that it will never match and they want to replace the whole floor. Who is right? Would it help if we painted the floor?

It is a red oak floor which is more then 15 years old. Judging by the height of the floor there is a plywood over the concrete slab and then the red oak. It looks like there is a mildew (fungus) under the wood. Is it possible that the moisture traveled from the window to the entrance? About 15 feet? I can see black lines between the strips there.
