I'm having a frustrating time with my bath faucet in trying to adjust the water temperature. I turn on the hot water and then cold and it's just right but in a few seconds there is nothing but cold. The hot water is turning itself off. I can turn it up and the water's too hot. Adding more cold ends up making it all just cold water. What the heck is going on and does anyone know what I can do. The faucet handles are about 2 years old.

take your faucet apart there is some mineral buildup in the area where the two mix together.

Its on city water in the upstairs bathroom and the water heater is in the basement. This is the only faucet that gives me trouble and is the reason I bought new handles about a year ago. I've turned the hot water on and then watched it just almost turn itself totally off. I live alone and there's no other water being used at all. I don't have an anti-scald or pressure balancing mixer. It's just a cheap ole run of the mill faucet. I've wondered if its the faucet part that is behind the wall. I know what that means if it is ... come on lottery!

The stool still flushes twice. I just leave the top of the tank off and push the flapper down and it stops. Not the solution I would really like to have, tho.
