Selling my historic house?

I am a realtor and need to list a 1912 Craftsman Bungalow. I don't know how to appraise it's value. I want to use more than the standard market analysis. It has all original oak trim, stairs, windows, doors, floors, etc. To whom do I turn? And-is there a good place to advertise it beside the American Bungalow magazine? I'm also a designer so I recognize the beauty of it's history. I can't in good conscience list it at the local value without taking time to search for a better option.

You can list a house at whatever value you want. Just remember that you may have to sit on it for quite a while until you find a buyer with your same prospective and who can get financing well above the appraised value.
