Roofing advise/opinion

Hello all. I am trying to buy a house and just for the inspection done. There were things found but the one I am concerned about is the room issue. It’s 15 years old. Our inspector said it looks good but it had nail pops and there is an issue around the chimney. I attached a photo of the photo he took and you can see where the room is it level with the chimney and it almost looks like the room is sagging on the edge. The seller has wants to give us $1500 at closing to repair the issues. Can anyone here tell me what they think may be going on and how much I can possibly expect to pay to fix? I am still going to have a roofer give me an estimate for repairs but wanted to see if anyone here had an opinion of what I could expect. Thanks.

I don't think that $1500 will cover that.  Looks like a structural issue to me.
