Retrofitting attic Insulation

Looking at retrofitting our attic space with spay foam Insulation on the roof deck. I have a few concerns and questions and wonder if others out there have done this or installers that have opinions on this.
The home is in Arizona and the attic area has roof vents, no vent softs or ridge line vent and a peak vent at one end. The Gas furnace for the second floor is in this space along with the A/C coils.
The second floor covers half the home with the remainder being a cathedral ceiling (2x12) construction coming up to and tied into the one side of the attic space. Looks like venting occurs into the attic space on that side.
If we encapsulate the second floor space but leave a high low vent for fresh air for the furnace have we accomplished anything?
It can get to 115* here during our warm months.
When they spay in the foam and it seals off the cathedral venting will that cause issue in the cathedral ceiling with overheating etc.
Want to do it right this time as builder did not put in enough blown in insulation the first time and the home is not that old.
