Refinish Pine Floors

Just purchased a 1910 home. Underneath a carpet, and plywood subfloor, is a darker pine wood that I would like to refinish. I have searched the forum, and while there is some helpful tips there is nothing too definitive.

I'm wondering, does anyone know of any books or good informational resources for a DIY pine floor finishing job? If not, I have a few questions. I noticed that a rotary sander is easier on the floors than a belt sander. Would anyone recommend using the rotary over belt to reduce the chances of hurting the floors?

Is it prudent, once the floors are sanded, to use a conditioner on the entirety of the floor to make sure that a stain/poly finish would adhere well.
