Thanks for posting!
I don't see any flashing under the sliding doors ?
It appears that there are no weeps at the base of the bricks.
The concrete band between the patio and the brick would allow water to enter at the top of the band also the vertical joints will direct water behind the band.
Are there any leaks in the area of the window well ?
Are the leaks higher than the window well header ?
Hi thanks for posting. I'll try my best to answer the questions. There is no flashing under the siding doors and there are no weeps at the base of the bricks. I haven't seen any leaks in the area of the window well and I haven't seen any leaks higher then the window well. Looking forward to hearing more your thoughts and recommendations
Plz tell us which exterior photo shows the area above the interior damage?
ok thanks,,will do!
Do you know where the brick ledge is ?
It looks like it maybe below grade ?
hopefully i can post more pics soon, I will take some pics tomorrow.
Hi all, sorry for the lack of updates. Hopefully I will be allowed to post pics soon. I guess my main theory is that water is getting under my concrete patio, then leaking into the lowest part of my basement under the wood and then down the walls. I guess i'm wondering what can be done (short of blowing up my patio) that could prevent the water from going under. I had the land recently regraded and I still have the issue.
