Old Hard Wood Floors HELP


We have old hardwood floors from about 1935. I don't know if they have ever been finished before, I think they may have only been oiled or stained. We have just pulled up carpet and underlayment that had been down for about 40 years. Some of the high traffic areas are almost black with build up.,:(, I know it is not water damage, we have had that checked already. I want to know the best way to clean them and maintain them. Possibly refinishing is the answer, I'm not sure. I have seen posts of the nightmares of so called wood floor cleaners/conditioners at retail stores and don't want to gum up these floors. ,:eek:, My husbands great uncle hand cut and laid these floors himself,:) from trees on the property he bought in the 30's, but he is gone now. Can anyone suggest anything??,:confused:,:confused:,:confused:,

Have you done a test sanding to see if the wood underneath is ok?

No, but a few spots are pretty much bare and all the wood is in good condition, just really dry looking. We have checked them from the basement too and no apparent damage has occured.
