Here's another update to the thread I started back in Nov 2015 about a new subdivision under construction. I'm posting this info just to give some details so you can compare with your local market.
Well, the models and sales office opened a week ago, and the builder divided the project into 4 phases. In phase 1, they offered homes built closest to the street, Winnetka Ave. All but 2 homes in phase 1 sold immediately in the first week. The way they're going , they will sell out before the summer (and before we find out that we are in a recession).
There are 3 plans, each with 2 or 3 exteriors:
Plan 1 - 3+2 (1,675 sf) starting at $557,000 (about $332 a sf)
Plan 2 - 3+2 (1,727 sf) starting at $562,500 (about $325 a sf)
Plan 3 - 5+3 (2,120 sf) starting at $624,200 (about $294 a sf).
There is a homeowner association (there is a common pool) and the monthly fee is $250, for now.
The homes have 9 ft ceilings, a false sense of space. The models have lots of mirrors, again, a false sense of large space. All homes a 2 story.
