How do you know if you need to install vapor barrier in crawl space.

We have a 50 year old ranch house with a finished basement and a crawl space. The crawl space has never shown mold, mildew or decay. I have never had a problem with it. Now we are trying to sell the house and a potential buyer wants us to install a vapor barrier, redo the vents and put down some sort of bio-spray to prevent mold.
If we have not had a problem with this crawl space in the life of the house, it is unreasonable to believe that spending money on this project is not necessary?
Is this one of those projects has made it into new construction and the installers are trying to sell into the older home market?
