How can I shut my house down for 5-6 months

I'd like to turn off the water to my house when we go away for a few months. Should I shut off the water main and drain all the water from toilets and water lines. Will the traps all dry out and let sewer gas into the house?

Yes it will.

You can add a layer of baby oil to slow down the evaporation. Plugging the drains also stops any bugs.

The toilets need special attention. Drain most of the water and add mineral oil. Close the lid.

Close all the doors

Throw any un needed electrical breakers. including the hot water heater if electric.

If the HWH is gas, turn off the gas at the HWH.

Unplug the garage door opener to prevent accidental opening

Take all the food out of the fridge and prop the door open.

Check your insurance policy about coverage during long absences. Many policies do not cover more than 30 days.

I can see the poster's reaction to the list above: Heck, that's too much work, so I'll stay.

Not, really.

Packing the RV and making sure you have everything is the hard part.

Ask me how I know

Your closure procedure will vary depending on the environment/time of year you leave it. If the area is prone to freezing, then you need extra attention to your shut down procedures to insure that you do not create more problems than you're trying to avoid. If you are not prone to freezing, then you need do little more than turn the key in the lock. Can you be more specific in when/why you are leaving the house vacant for this time period?

The dishwasher needs to be left open as well.

Don't ask me how I know this.

We came back after a 6 week road trip. Opened the DW door and nearly fell over.

Well that's not exciting! I thought you were going to say that Freddie Krueger jumped out or that Darth Vader had built a space station in there or something.:p

Another option is to have a trusted neighbor stop by once a week and check on things. Have the neighbor flush the toilets and run the water in the sinks and tubs to keep the traps from drying out. Also dump a quart of water down the laundry drain.
