Ceiling Repair

Part of the Ceiling in one of the bedroom needs repair that was plastered before and the plaster is falling off again.
The initial damage was caused probably by a radiator leak from the floor above(damaged ceiling has a living room directly above). Please see two photos of the damage.

1. What is a good way to repair the ceiling and cost?
2. What is the advantage of installing a mesh in the ceiling?

Please feel free to ask any questions or give any suggestions.

Loki.

Re: Ceiling Repair

The easiest repair is to square up the area to be patched by removing the plaster but leaving the lathe. Cut out a piece of drywall either 3/8s or 1/2 that would match the depth of the repair and screw it to the lathe. Tape it and put as many coats of mud on as necessary.

If there is no lathe or if it is drywall then cut it back to a ceiling joists cut a couple of pieces of 2 x 4 and sister it on the joists, cut out a piece of drywall to match, screw it on the sisters, tape and mud as necessary.

Good advice.

Let me just add that you may want to use:
1. Mesh tape rather than paper drywall tape.
2. All purpose joint compound. Last layer can be topping mud.
3. For small repair areas you can attach easy to use 1x2 instead of 2x4 for sister joist.

Re: Ceiling Repair

Cost depends on many factors and varies from location to location. You need 2-3 estimates from local tradesmen to get an idea where you're standing.
