Asphalt Driveway Cracking and Flaking

Hello All,

My asphalt driveway is between 12 and 20 years old (previous owner may have replaced?). I am pretty good about seal coating it regularly (every 1-2 years).

In the past 2 years or so, the surface has developed many cracks and the seal coat material has started to flake off of the driveway (see attached picture).

We are planning to sell the house, and I am wondering how I can make it look better. There's nothing wrong with it structurally, but the surface doesn't look so well.

If you're going to sell it, why not just rent a pressure cleaner and blow off all the flaking stuff. Wait a week or so for it to dry out well and then run another coat of sealer over it. I wouldn't do anything major to it if I was selling.
