Good, Old-Fashioned Modern Windows

On the first and second floors of the addition, large bay windows let lots of light into the new living spaces. To maintain the building's historical appearance, the Fleming’s chose single-pane windows over thermal panes. A plastic film was applied to both new and old windows to reflect heat and minimize heat gain.

Around the garden apartment's new windows, moldings were custom milled from five quarter fir to match the mouldings on the existing windows. For windows going into masonry openings, a wide stock brick-mold trim was applied to the top of the window. Masons then laid brick right on top to match the curve of the existing brick work.
