Q: My house is about five and a half years old. In the last few years I have noticed that my windows develop ice and water on them, mostly at or around the lock or where the upper and lower window meet. My windows are dual-pane. I wipe them down, but that is not enough. Is there anything I can do to fix this before the moisture ruins my windows?

A: Tom Silva replies: An air leak is causing your condensation problem. Adjust your window locks so that the sashes seal tightly together. Then have a look at the weatherstripping to make sure its doing its job. If you don't have weatherstripping in place, get some right away and your problem should be solved.
